Lets first talk about what a HOA does.  The HOA commonly sets regulations for the homeowners to abide by.  These regulations help keep the community from  going downhill.  For example most HOA do not allow cars to be parked on front lawns or trailers to be parked. This helps keep cars and trailers and trash that are rusting and rotting away. This brings down neighborhood property value.

Its common to see single family homes, townhomes and condominiums.

  • A single family home is a house.  The house has its own land and no attached neighbors.  Commonly has a garage.
  • Townhouse is multiple units attached and side to side but no one on top or bottom.  Townhomes may have their own back yard and front yard. They can have a garage.  Villas are usually only 2 townhomes connected.
  • Condo are similar to townhomes except they rarely have garage. Some people call a condominium a apartment.  Typically the apartment building is owned by a company and not individuals like the conds are. Condos are usually stacked with neighbors units on the top, bottom and sides.

For the sake of easier explanation I have divided Winter Garden into 3 sections.  Northern, Central and Southern.

Southern Horizon West Home communities include the Encore at Ovation, Storey Grove, Winding Bay Preserve, Waterleigh, Watermark, Lakeshore, Ravenna, Lakeview Pointe, Latham Park, Hawksmoor, Harvest at Ovation. Orange County National Golf Lodge and Resort is conveniently located off Avalon Road.  Walt Disney World Resort is also 12 minutes away along with Margaritaville Orlando resort on US 192 in Kissimmee about 12 minutes by car.  Nightly Disney Fireworks views can be seen from the Southern part.

Central Winter Garden Real Estate has communities that have been around a little bit longer but some are still very brand new and up-and-coming.  Hamlin is probably the biggest shopping center attraction area.  It is neighbors with Independence signature Lakes. Hamlin contains a large variety of shopping and the Cinepolis Movie Theater. some of the central Winter Garden communities include Orchard Hills in Orchard Park, Wincey Groves, Hamilton Gardens, Twin Waters, Waterside.

Central Winter Garden also overlaps into Windermere Summerport community. Stoneybrook West is a very important part of the central Winter Garden area.  It has its own shopping plazas with plenty of restaurants and another Publix supermarket. Stoneybrook West is also a golf course and Golf Club.  Convenience to Walt Disney World and Universal Studios still applies

Hamlin

One of the newer and best locations around is Hamlin.  Hamlin has fantastic places to shop and to eat. It’s one of those locations that you could probably find everything that you require.   Communities surrounding Hamlin are Independence “Signature Lakes”, Hamilton Gardens, and Wincey Groves. 

Some of the places to shop and eat at are a Super Walmart with Gas Station. Starbucks, Wendy’s, UPS Store, Publix, Verizon and AT&T, Turkish cuisine, State Farm  Pizza & More

Another big place to shop and enjoy dining is Downtown Historic Winter Garden.  This is another location people venture from far away to enjoy.  It’s no surprise with it’s quaint privately-owned shops and restaurants.  The street is brick paver style. which adds to its appeal.  Downtown Historic Winter Garden has its own theater and also Farmers Market on the weekend.  Farmers markets are extremely popular in Florida and this one is possibly the best.

Downtown Winter Garden.  It is a place where you can find local shops from privately-owned individuals.  As well as restaurants and even a museum.  This popular location attracts people from Horizon West and the surrounding towns.  People can be seen riding their bicycle or roller skates.  Also taking walks, sitting outside eating ice cream, drinking coffee or having great food.  While this location is most known for the Farmers Market on the weekend, it is definitely a hot spot in central Florida.

The Garden Theater is a popular venue for those who enjoy a live performance.  It is located in historic Downtown Winter Garden at 160 W Plant St, Winter Garden FL 34787 

Lake Apopka Newton Park Tour

Newton Park is a very popular attraction in the area.  Newton Park is on Lake Apopka in Northern 34787.  Great for Taking a walk and having lunch.  People come from all over to ride their bicycles and walk around it. The area also has the USPS Post Office and a lot more on Highway 50.  Highway 50 also connects to Clermont which is full of car dealerships.  Having your car serviced has never been easier.

Golf in Winter Garden

Multiple golf courses such as Orange County National Golf off Avalon Road.  Stoneybrook West Golf Club close to Winter Garden Village.  This community combines golf course life with great homes.

 Subdivisions – Gated and Ungated Communities.
